Do you need a permit to remove a load-bearing wall in Atlanta?

Yes. Removing a load-bearing wall changes the structure, which requires a permit from the City of Atlanta Office of Buildings or the governing county or city. The application needs engineered drawings stamped by a licensed Professional Engineer. A non-load-bearing partition may not need the same review, but only an assessment can confirm which a wall is.

What documents does an Atlanta wall removal permit require?

Most Atlanta-area jurisdictions require drawings stamped by a licensed Professional Engineer, structural calculations showing the load path and beam sizing, and plans showing how the change affects the structure. The engineer's stamp confirms the opening was designed by a qualified, accountable professional. Heide Contracting coordinates this documentation as part of the project.

What happens if I remove a wall without a permit?

Unpermitted structural work often surfaces during a home sale, when an inspection or disclosure reveals it and a buyer's lender may refuse to finance the home. The homeowner can face retroactive permitting, after-the-fact engineering, and opening finished walls to verify the work. Skipping the permit also removes the safety review the process provides.
